Clubhouse Completion Fund
Background
The Clubhouse Completion Fund was a once-in-a-generation fund-raising initiative by the Club. The goal was to raise the funds required to do as much as possible, if not all, of Stage 2 of the Clubhouse renovation, so that these works could be undertaken with Stage 1 in a single build. Significant time and cost-benefits existed for the Club in getting the project “done in one”.
Launch
This Fund was in response to a unique window of opportunity that was presented to the Club. The Club’s builders, Alchemy, said that if confirmation was provided by 1 September 2024 regarding the Club’s commitment to Stage 2 (or part thereof) then they could seamlessly transition the Clubhouse renovation from Stage 1 to Stage 2 and complete the entire project in 2025, with just a modest adjustment to the building tender of September 2023.
Stage 1 was funded and well underway, covering 75% of the restoration and renovation works in the Clubhouse. Stage 2 comprised the final 25% of works in the Clubhouse – predominantly those associated with the north-west corner. It also included a full renovation of the Club’s 19 existing accommodation rooms and the major upgrade to the western car park. The total cost estimated for these components was $6.8 million.
Reception
Thanks to the extraordinary generosity of members and their unwavering commitment to the Club, the Clubhouse Completion Fund campaign raised over $1.875 million dollars. This remarkable result, which was achieved in just three short months, gave the Club the extra financial capacity needed to make serious in-roads into Stage 2.

How the Fund will be used
At its meeting on Friday 30 August 2024, the Committee unanimously approved the recommendation of the Project Steering Group and the Finance, Audit and Risk Sub-Committee regarding the most appropriate scope for the Club’s initial Stage 2 undertaking.
The revised and approved scope is costed at $2.6 million dollars and comprises:
- Lower-ground floor: men’s locker room/change room refurbished in full; existing passenger lift replaced; new storeroom; Learmonth Room concrete terrace replaced; western concrete terrace matched to others.
- Ground floor: Links Room north-west corner completed and refurbished in full; deck extended and uplifted
- First floor: Existing accommodation rooms renovated in full
This scope prioritises the allocation of the Clubhouse Completion Fund monies for member benefit. There is also investment in the Club’s existing accommodation assets, which is important for future income generation. This is a practical and effective solution that is similar to the $3M option outlined in the Clubhouse Completion Fund’s brochure, but which takes advantage of some new savings identified in construction.
The Stage 2 components not included in the approved scope are: the multi-purpose room; the three new accommodation rooms on the first floor and their associated structural elements; the western carpark. These works are stand-alone and could be undertaken later.
